I obviously am partial to Indianapolis, but you also look at smaller cities (especially the college towns) - Ft Wayne, Lafayette, Terre Haute, and Bloomington.

I am currently going to college majoring in RE, and right now I am involved in an internship with a big home builder (PulteGroup) where i am learning the role of construction managers, which can help me in the future if i want to BRRRR or fix & flip.

Your applauding those ignoring any/all of the thinking, just blindly throwing out an action, which FYI can set a precedence that can than get used step by step to further controls, lesson freedoms etc..

For example, I try to rent to families and try for longer durations with renters that will take care of the place and also might put down roots with kids in school etc.Check crime stats, schools, population trends, big job suppliers, colleges, hospitals.

What were some of the most valuable lessons you learned in tenant relations, maintenance, and repairs during this time?

Candidly I have made some mistakes, which I have treated as lessons.

Luckily I was able to convert a portion of the front lawn into an additional parking for not a lot of money, but I had initially failed to account for this inconvenience - lesson learned.
