Trust me, you don't want to have your tenant call to let you know the new kitchen cabinet came off the wall when she put her dishes in it, to find out the contractor you hired didn't screw it into any studs (haha .. yes, it's true .. luckily we no longer work with that contractor but will likely be cleaning up messes for years to come).

The kitchen cabinets are also something that could be updated to start giving the kitchen a much different look.

The bedroom had a light fixture they did not like and they wanted to change that to a fan.Landlords do want to know about leaks and get them fixed, and as soon as possible before they ruin a cabinet or flooring or cause mold to grow. 

An ugly, dark kitchen will turn off females, but sometimes a coat of semigloss paint on cabinets will do wonders.

All units need new flooring, cabinets/countertops, bothrooms, doors, trim and a lot of drywall repair.

Countertops and vanities replaced, cabinets painted, new flooring, new appliances and some new fixtures.

Current cabinets will be repainted and the backsplash will be cleaned up a bit.

Once you know the houses in your area pretty well, using those 25 components makes it a lot easier to estimate back-of-the-napkin.For example, I know that for a specific type of four bedroom, two bath house in my area, it costs about $2,000 for all new electrical fixtures, about $2,000 for all new plumbing fixtures, about $3,000 for interior paint, about $7,000 for new flooring, about $8,000 for new cabinets and countertops, about $2,500 for all new appliances and about $1,000 for miscellaneous cosmetic stuff.So, when I walk into one of those houses, I know right off the bat that I will spend about $25,000 for a full cosmetic rehab.But that exact same scope of work for a different type of house with different finishes in another state where I rehab would cost much different for a cosmetic rehab.
