It also looks like there is room to increase the rent because these are two bed, 1 bath units and they are paying less than I was paying for a 1 bed 1 bath a few years ago.

Previously a duplex, with one bedroom one bath units, we transformed the property into an SFH with three beds and three baths, the property has a ton of space, which is excellent for the crowded downtown location.

those type of homes are all throughout houston... id believe the agent i went to see a house once that was listed 100k, it got done 105k ... about the same 1600 sqft 3 bed 2 bath ... the house had a tarp on the roof, it was raining and leaking in, foundation problems all over... whoever bought that would need to put in 50k at least if not more.but if it rents for say 1350-1400 a month, then there will be an investor willing to do that deal and roll with the riskcap rates in houston are pretty low and in most major metros are much lower while there is still a ton of money everywhere looking to find yield

If that is true then figure out what you can buy with that 155 as your down payment find a deal but I will caution you that finding something might take a long time and you would most likely have to pay capital gains if you do not buy in the same year as you sell.I just think that for 10.00 a month difference I would not even get out of bed 1 minute earlier.

For Maui the 2 bedroom rental standard is $1,781 and for 1 beds it’s $1,421.

Each unit is two-bed one bath, but the second bedroom is only accessible either through the first bedroom or through the hallway off of the stairs (indoors, but outside the unit).
