Send them a letter (not yellow letter because they are getting dozens of them) telling them you found their house to be apparently vacant.

In my introductory letter, I am planning to give them my address so they can send October rent.  

Upon inspection, the house passed with flying colors, I had a structural and Mechanical engineer's letter deeming the home safe.

Having a pre-qualifying loan letter or proof of funds letters will help you be considered.  

The reason most folks go with Yellow Letters is that they can atleast "appear" to be personalized and not an advertisement.

Get a certificate or letter or something confirming that the removal was completed on x date for this address, permits were gotten, inspections completed, and the whole process completed to DEP standards.

We're currently waiting on approval letter from the bank so we can make an offer.

Two helpful hints, 1. to address someone use the @ sign follow by a few letters of the person name and then wait a quick second and a list will appear.  2.
