I understand the conventional ways of dealing with it: “get seller to lower the price”, “come up with the discrepancy”, “appeal the appraisal/get reappraised”, or even the less conventional “arrange for a secondary loan”.

That was a short term arrangement and we are still friends today.

You can arrange to take care of the work yourself during non-business hours but remember you are setting a precedent.

Keep your mortgage payments current, or arrange forbearance to protect your marital assets. 

When I informed my land lord that we were trying to sort out other living arrangements they said that we still have to pay the full amount or go to court. 

When it comes to paying your realtor, just figure out an arrangement that will work best for the both of you and keep the seller out of the equation.Keeping it as simple as possible is the best way to go. 

@Randall Alan - "all over the place" definitely isn't wrong :) I think I am open to many different possibilities and willing to make the right arrangement for a property I like.

You could be the guy who arranges the funds to buy the property and hires someone to rehab it, you could be the guy doing the rehab work, or the guy who finds the deal.
