What stood out the most is the building itself is 40 years old, but was purchased by the seller 4 years ago for something like 29K and was completely redone...the only remaining original structure is the skeleton itself; so basically the property is 3 years old, including all wiring, plumbing, etc.

On the other hand I have purchased a couple other properties since then and condos are easier as far as in general there is less risk in my opinion of a major expense (new roof even plumbing or electric a 1000 sq ft property is not as bad as a multi or sfh) I think for me the major pro for me was doing research it was easy to get accurate comps on the exact same properties and so i knew where i stood on how good of a deal it was.

The interior ceilings are completely ruined and heavily stained from the water damageIF we take this on, we're going to replace the framing and trusses and have an engineer put a pitch on the home to increase ARV.

The house had several floor joists and trusses in the attic that were cut through in order to run venting and pipes that needed to be shored up, some rotted subflooring that was discovered in the bathroom, some drywall needed to be replaced, the whole house was repainted, added a water softener due to the hard water from the well leading to discoloration of the tub, and upgraded the fixtures to make it look nicer.
