I can imagine that you will now bring up something along the lines of the "crowding out" myth but if you study how the funding mechanism operates and how our monetary system operates you would see that it is just as foolish as Saying that the federal reserve is literally printing money when in fact it is performing asset swaps but that is another discussion.I guess I am curious your answer to the original question.

If you've got a 15 year mortgage, swap it to a 30 year (if it makes sense to do so).  

I definitely want to swap notes.I agree with the comment that the numbers barely make sense given the current rental market, and really this is about a long-term buy and hold or build/flip for someone who wants to hold.

When a tenants appliance fails I either do simple repairs on site or swap it out the same day and repair their unit back at my shop or junk it depending on the problem.

Section 8 inspected it and said it was good to go after we swapped some un-grounded outlets out to 2 prong. so for 4 bucks and a re-inspection we were in.

I am thinking of swapping out incandescents for LED in all my units on a forward basis.

Long story short, we instead scaled back and just swapped outside property management companies... with one we thought was more 'nimble', more dynamic... and in the end it was a complete disaster.

(Decent lot referring to not on swap land, sinkhole ridden or some other major problem).
