Rehab involved interior paint and minor wall and ceiling cosmetic fixes; full kitchen remodel with new stainless steel appliances and granite countertops, cabinets; new PEX plumbing throughout house (tricky going through some concrete block walls); full electric re-wiring; LVP flooring throughout house (replaced old carpet); all new windows (again, tricky to find competent installers who were willing to remove old aluminum windows from concrete and stucco walls); updated bathroom...lots of work in all.

The updates would be more capital expenditures than cosmetic, ac, water heater, replacing inefficient 1970s aluminum windows etc.

We budgeted for about 20k/unit, and found the cost of labor and commodities (lumber/aluminum/etc.) made 25k/unit a more realistic number.

If you have the opportunity to start now, I strongly recommend it because of the delays, searching, questions, walk-thru's, bidding, waiting, paperwork, etc.In terms of areas in Colorado Springs, the Southeastern part of town near the Airport appears to be the lower income area with more affordable housing (under $200k), and the closer to Monument (North-side) you go, the more you'll end up paying for a decent home.

.- Southeastern US, namely the coastal states, are showing strong population growth.- Toronto, Vancouver, and Seattle are bubbles that will eventually burst and could cause temporary volatility in their respective regions.- US housing prices projected to continue upward trend overall until 2029.
