This is a signal for me to explore creative financing which is how I negotiated a Seller Financed Deal.

We also know this has happened to a few other investors that we spoke with today.This makes me very happy, not just because of the profitable deal but it signals the capitulation of the lenders.

Unfortunately, many agents tend not to answer any kind of call/email/text message/smoke signal/carrier pigeon with any sense of urgency.

If you go to a seminar and some so called guru is painting the entire industry with one broad brush that's the first signal to bail. 

I agree with @J Scott asking about an appraisal sends a signal you are not comfortable with determining the value of the property.  

I mean the signal family house or duplex/4-plex that you are looking for.

It seems so far they are willing to allow the CDC et. al to do this and give states a fair amount of latitude but have already signaled there is a limit to their tolerance. 

For a $70K house take one for $30K, a couple of $10s, a few $5s etc.Back in the '80 in Houston it helped to have a clothing "signal" so you could find each other, like trying to find a needle in a haystack sometimes.

I understand the trustee (LLC) will sign all documents with the PM company. 

So with HUD, when your offer is accepted, you have, literally, 2 business days to sign all of the sales contract documents and send them to the asset manager, which is Sage Acquisitions  in my case.
