I haven’t started running the numbers on deals there yet but plan to start soon (I haven’t fully grasped how to run all the numbers yet…but I’m getting there).

As I have learned a lot of new things by reading and doing my own research I've found by holding conversating with people who already have a grasp on this type of investing is where I learn the most.I've become much more attracted to multi family/buy and hold investing.

I guess what I am saying is that I am grasping a general idea of marketing to get leads for motivated sellers, however, whats the most ideal place to market to or just to find buyers?

I'm not thinking you have a thorough grasp on how loans and purchases work but, to your question: No.

I think I have a pretty good grasp on how all of that works, but I am curious about the assignment contract.

You say that what is affected is already priced in but I am a little skeptical because I believe there is a lag time for our collective awareness to grasp the depths of an issue like global warming and the real implications.

I have looked up loan servicing and am still trying to grasp why it's best to go this route. 

When you know enough to understand the overall strategy(ies) and need help to fill in the blanks on how it's done, then you are ready to work with a partner/mentor.I recommend you read "The Millionaire Real Estate Investor" by Gary Keller to get a firm grasp on the overall strategies. 

I appreciate the advise I am more of an information gatherer so these last few podcasts have helped reiterate that sometimes it is best to just get in the game.I will be keeping a keen eye on real estate, although I have a fairly good grasp on the neighborhood just not numbers specific.

Once you get a grasp on one concept in real estate it isn't too hard to learn the next.
