I don't think that she can sell the property without getting out of the reverse mortgage first because the house has essentially been promised to whoever gave her the reverse mortgage upon her passing.  

The investor will not have any interest in the property, but will have a promised return of a specified percentage of the principle.

The last time I found one that was worth looking at was around October of last year and it turned out it needed a ton of work so I was unable to make a deal at the time.The SB market in general seems quite promising to me.

A quick pre-check on this last applicant seemed promising until the low credit score came up. 

I've searched loopnet, redfin, realtor, & zillow for multifamily but nothing that looks promising. 

If they are all 25-30% adjustments to sort of fake an inflated ARV, thats a red flag too.

TeresaYeah, I noticed that too - the properties with the highest cap rate are ones where the purchase price is fake - auctioneers to do to attract attention, even though everyone knows they'll end up selling for more.
