I've grown them organically... work really hard to save extra through my digital marketing skills and kept buying the past 7 years...Now, I've been working on a 1031 exchange for one of my small condo in the sf bay area into 5-10 unit apartment else where, so hopefully I'll get beyond the 100k/year gross rent.

Inside, we have a copy of the signed lease, condition reports, city specific information, menus from local restaurants, garbage schedules, appliance manuals, if you need it as a tenant or a resident of the town it is in there.One tip, it really helps if you have Adobe Acrobat to combine all the different documents as a digital binder and then number it.

But, we can't decide for you - neither should we.If you don't mind waiting 10-15 years into the future before your original 7% deposit, and all the negative cash flow since you moved out, plus a voluntary further outlay of $9k - start to give you an actual return, rather than biting the bullet NOW, to get SOME of that cash back for re-investing SPECIFICALLY for double digit returns - which could see you back in the black quicker - then, good luck...
