House needs minor repairs and cleaning and new roof before it's truly rent ready so maybe looking at Feb/March before it can be rented out.To throw another curveball, talked to someone else (RE agent in Sacramento and Bay Area agents) who suggested 1031 the Bay Area SFH to buy multi-unit (2 to 4 unit) or smaller apartment building in California to cash flow more than $2000 a month (Sacramento, Stockton, Central Valley) but my property tax will skyrocket since I'd be paying on current assessed value - I have reasonable property taxes because of Prop. 13.

Regarding remote managing, in our 24 years of experience, dealing with hundreds of investors, what we've had to bail DIY Remote Investors out of is mostly Class C properties with some Class B.So, in our opinion, one can remote manage a Class A property fairly easily if you are organized.Class B requires more organization and knowledge, to avoid tenants taking advantage of you.Class C should NOT be done DIY - hire a PMC!
