You're not likely to have to worry about it, because there's so much damage everywhere here that unless you have an inside scoop to a contractor you're going to be part of a very long list of people getting repairs done.

I have relationships with my contractors and don't need/want a tenant who caused damages harassing them because they are unhappy they didn't get 100% of their deposit back. 

Although our family enjoys beaches, if we decide to live in the city, we might opt for an inland residence to save money and visit the condos as needed.
