As far as insurance, there is no concern - you simply won't have any insurance coverage (regardless of whether you pay the premium or not), because your carrier will refuse to pay claims once they figure out you had improperly installed electric wiring

This is where we get these wild west guys who passed a 20 some hour course on originations of GSE loans thinking they know how to apply those rules to some financed lease-option or hybird loan arrangement, they don't have a clue and the sponsors will not go there to allow such "underwriting" it's also an insurance matter, lender liability and E&O, those insurance carriers specify the types of loans, the type of business to be conducted and covered.
