What are the big gotchas to watch out for?

Everyone needs leisure time, I know, but for me that's watching a few episodes of a comedy I enjoy late at night when I finally get home to get some laughs/blow off some steam.

I was recently watching a video by Brandon Turner titled "How To Analyze a Real Estate Investment From Your Kitchen Table" and, coincidentally, I am sitting at my kitchen table.

I've been begine watching Youtube videos and 

well my attorney's are friends that watch over my business contracts ect.

Try to see who the major players are(They will be at every sale)  Watch what properties they buy then investigate the properties after. 

It always kills me to see investors complain about spend an extra few hundred dollars each year to maintain a property and keep a good tenant happy, then watch them leave, lose a good tenant, and then their home starts killing them with problems because they didn't want to clean the gutters or inspect the home periodically.GC's are a different story.

I've listened to a bunch of podcasts, read forums, and watched videos on Bigger Pockets and have enjoyed the wealth of information I've taken in.

When they go on vacation which is several times a year we watch the properties for them.
