Right now I'm finishing up 4 hour work week on audible but after listening it to, i think I'm going back to hard cover, I'm a visual person so listening to someone talk, sometime i have to stop and write it down n sometime i just use it to make me sleepy.

Use objective data (show them the comparable rentals) and also show you are improving the place even if minor (so they can mentally match the increase to the market and to visual improvements).

If it is very localized just to right in front of the door I would cut that square out and possibly put in locking vinyl plank product that looks like tile so that “grain patterns”don’t contrast and make it visually unappealing:) Good luck!
