It's start to get pretty bad when your "cosmetic" rehab goes over budget because the city/village starts asking you to open up more walls, change plumbing, electrical, etc.

.- assessor (extremely knowledgeable) tells me its an 8.5% Cap Rate and the Village it is in is highly desirable and runs 5% vacancy on multi-family (due to taxes, schools, location, etc.) and has the building valued as-is at $657,000.

Unincorporated simply means that land is not part of a village, town or city.
