I could foresee a partnership where you buy the land, demo the house, and sell it as a residential spec/build to suit.

What you would have to pay in Brooklyn to do demo is not what you will pay in Columbus.

It seems that as long as you don't plan to build over the pool area, a partial demo could be your best bet (see option 1 in the link).

Of course proximity is important, but there are factors there that may mean using a property 1 mile away (depending on population density and demos) is better than using one across the street.Ultimately, you are making an estimate anyways.
