Cash flow for lower-tier props can look amazing on paper, but there are a lot of other factors that make real-world returns less impressive.

The outside cosmetics make an impression on appraisers and not just the cold hard numbers. 

She’s under the impression that it would take too long to sell the house.

The seller was impressed with my determination and is willing to work with me until I get the deal sealed.

This guy plays in that MF sandbox and even if he isn't a good fit, you will be impressed with what he does. 

Separate utility from excess & bling and stop trying to impress people that don't matter (like strangers on the freeway looking at your newly-leased $700/month Mercedes - foolish!). 

I also made friends with some various groups of residents who currently rent there, I showed them pictures of what my rehabs will look like and asked them how much they would be willing to pay, I was actually very impressed so I think I'm going to go for it and deck these units out.  

Your ability to leverage your vendor relationships and get cost-effective and quick,/reliable service will make an impression on tenants and owners alike.

I don't know what's happening at Great Jones but I'm not too impressed so far.
