I added that column in so I could show how unreasonable his bid seems since it clearly reflects a much higher rate, possibly $100/hr, which seems ludicrous. 

@Joshua MellorI do not think that is an unreasonable rental increase at all considering they have been in the apartment for 12 years.

But, if you're getting funding both on purchase AND rehab costs, then 12% is not unreasonable, although it may be a bit high for someone with experience and a solid FICO score.

A 90 minute drive to your rental property is not unreasonable, far less risky than trying to manage something an airplane ride away.

Since in my area it is 1 month's rent it seems unreasonable to push that cost onto the tenant.
