Other homes on the lower end of your range may be delivered vacant and in good/recently renovated condition but oftentimes have a smaller lot size (<2,000 sq ft).I agree with @Jason Lee 's remarks as well.Best of luck to you on your search!

Needs some TLC" on MLS, not even in the agent remarks... in the listing...Agent sent my agent a pissy note saying it was an insult, that I hadnt seen it, and it wasnt so bad as to need a LOWBALL offer.

@Max JamesMy understanding oh Brandon Turners remark regarding maintenance and I think he also included property management that because he had experience doing repairs he didn't figure it into his numbers as a results he now has to manage his properties otherwise he would loose $4000 a month if he turned them over to a property manager .

When I went from 8 units to 20 it suddenly felt as though it would be too easy to miss a payment so In addition to logging everything in on quickbooks, I also made up a simple excel sheet labeling eachTenant, when they paid, how they paid ( cash, check or cozy) and when it was actually deposited and any remarks so that if there's ever a question I can go back and clarify exactly what happened.
