But at the same time cash + debt relief is a great horseshoes and hand grenades number that allows you freedom to plan or as you said - "use round numbers" but lets your accountant be the final authority.

What I want to know is, is there some type of financial relief for landlords that don’t have a mortgage, but are in dire straits because they’ve had to put out so much money for repairs and maintenance. 

Many of them allocated funds for rent relief.

@Jeff Willis so one thing to keep in mind, these moratoriums are also the potential first step to landlord relief funds...a taste of which we saw in some of the earlier emergency programs.

I know it was a relief for me to get my first one.

The original CARES act provided money to states for programs to help with rent relief.

My buddy who does mortgages says that mortgage applications have declined to 2019 levels within the last 60 days and it takes 3 to 6 months to see this correspond with the housing market so we may see some short term relief heading into fall.
