If there is one thing I would do different is: I would invest Out Of State in markets that had sustained growth, strong job numbers, were safe and desired, and had favorable Landlord laws. 

As someone who has coordinated 40+ deals in last 18 months for clients, I can tell you that the hardest piece of the puzzle is the property, the opportunity. 

Works very well for me and my clients.

@Joel Lebovits Canton is still a good rental market with strong rents.

I recommend just getting to work with someone who has a strong knowledge of the investment space and can connect you with multiple options.

And how far back in time would you consider someone a client?   

This should be a job for your personal accountant/tax strategist, just like I do it for my clients.
