Hello BiggerPockets community,I’m currently navigating a challenging situation and would appreciate some advice from this knowledgeable community.Property Details:Property 1: SF Detached 4 Bedroom 2.5 bath, Atlanta GA, approx 297k ValueProperty 2: SF Townhouse Atlanta GA, approx 197k ValueSituation: I have a $286,000 debt secured by these two properties.

Once you've found them in the geographical area, then you must find as close to age, beds, baths and sqft as you can so as few adjustments need to be made.

The house was listed as a 2 bed 1 bath with 1150 square feet.

Inspection also reflects a Furnace leak needing replacement, six rotting french doors, 1/2 bath shoved in with grinded down and re mudded up drywall and some other minor issues.Is there a special kind of report to include these factors in a value for an as is sale? 

My bigger concern (over the 5-year warranty in a commercial setting) is a good installation and I'm considering taking this product back to the store before I even install it and finding another product for this LivingRoom-Kitchen-Bath project.  

There are streets where he bought that after sun down, there was no way anyone that didn't live in those neighbourhoods would be just passing through.

The unit I will be renovating is a 3 bed, 1 bath and 750sqft.

It's a 3 bed / 1 bath, but I'd prefer to sell it to an investor for $150k.

I have a 3 flat in Lincoln Park, Chicago, IL that I am planning to list for sale in the next 3-6 months.Currently owner occupied in 1 unit (Duplex up, 3 bed 3 bath).The other 2 units (2 bed 1 bath each) are rented.I am wondering if it is more attractive to buyers to leave the 3 bed 3 bath unit vacant when I move out, or should I place a tenant in there and then list for sale?

I have my first property (townhouse: 2 bed 1.5 bath, HOA) that I got back in March of 2020, just before covid hit. $175,000, 3.25% APR (thanks to VA loan), currently have a bit over $50k in equity if I pull it out.
