So most lenders looking at say a $4,400 rent duplex with an $1,840 PITI would not be adding the debt to my DTI but adding $1,460 to my income. 4400*.75-1840=1460Some local lenders will segment the PITI and adjusted rental income in this fashion, to be ultra conservative, particularly if you're relatively inexperienced.

Don't jack your tenants up when it comes to appliances, that's one of the defining mark of the small-minded hobby landlord looking to pinch pennies at the expense of their tenants.That being said, in my market segment, here are two cautionary notes: you will tenants who are just hard on appliances, and there's nothing you can do about it short of getting rid of them.

And there's a less visible segment (which I'm probably more attracted to), the young professional, (whether went to college or not) who wants a safe, clean, nice place to live where the monthly living expenses are relatively controlled and ideally for them lower than if there were to rent an apartment on their own.
