Short Term Rental Pro Forma Spreadsheet

I am an aspiring Short Term Rental investor looking to get feedback on a pro forma spreadsheet. I am looking at properties around the Joshua Tree, CA area. Please see spreadsheet link below and feel free to use it as a template. 

Formula for Estimated Additional fees is --> (Total Nights Book / 2 Night Average Stay) * $120 --> $120 is total of $60 Cleaning Fee and $60 Service Fee.

Nice, there's also the Deal Check app which is helpful for a lot of new investors to not have to recreate the wheel.
