In addition to sporting events, the university also brings in students that are doing online or distance programs but are required to come in for in-person rotations at the campus.

Couldn't get pic to rotate.

@Nick L. as @Nathan G. stated, getting too many bids can strain relationships with contractors that do a good job for a fair price.If an owner insists on multiple bids, we will get one from a trusted source and then two from random contractors.

Offer was fairly decent, but they wanted easy out clause....maybe 60 days at any time.If it is Toyota wanting to rent to one of their execs rotating in for 3 years...that might be totally different story.Probably need to ask more questions and find out what is the exact situation they have.

The relationship is strained. 

Find universities in your area and find the graduate programs, research programs, etc that will bring in graduate students or other young professionals in town for months long rotations 

@Maylin Cuello I’d have to say after doing a few mentorship programs for various things they’ve all been basically a waste of my money and the best information I’ve gotten has been through the free webinars here on BIGGERPOCKETS on how to buy your first second or third property, how to become a real estate millionaire and there’s a couple more they try to rotate a different one each week I believe.

The other option was an off market property in Vallejo, but as new landlord I wasn't ready to manage something like that and the costs would of put more strain on me to operate.But you your point, had I done that I would of made some crazy appreciation....
