I read a self-affirmation each morning to verbally remind myself what I'm working towards and to remember that even though my goals seem far off, if I stay consistent every day I know I will reach my target. 

(I guess you also need to take into account the smaller discount you'd be giving them next year if you raise the rent slowly over multiple years).Also, thanks for the reminder that investments in most of the country don't have to consider rent control at all!

You can use a property management app to send an email or text message to tenants to remind them of the rent and it will automatically send notices to tenants who are late on their rent.

@Bill Brandt your comment reminds me I need to follow up with my Vegas friends regarding their PM, I never heard back from them, I think they were traveling over the Holidays.

I love how those staying in Florida always make sure to remind us new englanders of their sunny warm weather :-D I was planning on moving in a few years as well, but I guess all these sunset and palm tree photos did their charm causing me to plan this move much sooner.
