It doesn’t matter what the percent is only if there are slots available.  

most investors have 4 easy mortgage slots and then 6 more to get to 10.. to tie up one of those valuable mortgage slots for 50 bucks I dont get that one.. 

Chris its not legal to recourse or PG a loan in an IRA.. so I suspect not.. if it is  he has IRA trouble to boot.

But if you ever get a damaged piece, you can heat gun it, chisel it out and lay a new piece right in the slot. 

If you do have recourse / PG that would allow the note buyer to check the borrower's credit to establish predicability that way as well.

I do not think there needs to be a dedicated time slots for laundry, but this is something you can communicate around having shared laundry area and talking about preferences around times and days.

It’s in Frederick county and most of my clients invest in Howard, Montgomery, PG and Baltimore counties.

I personally have house hacked both in PG county and Baltimore City and made it work in both areas so that's certainly a strategy option..
