I prefer no pets, but most prospective tenants have some sort of pet in my experience.  

Pro is that people with pets and children will love that yard!

That being said, as a flooring professional, I wouldn't have carpet anywhere in a rental other than a bedroom and only if there's no pets or smoking.

Fire alarm, running toilet, broken windows, furnace filters, lose or rotted boards, filthy tenants, unwanted pets..... the list goes on. 

I guess one option is to do my best to get rid of the odor but if it still lingers after all the work is complete I could just re-rent it to pet owners. 

In NYC the biggies are dishwasher, washer/dryer in unit or in building, pet friendly, renovated kitchen with granite counter tops.

PMC is going to give 3 day notice to quit for their illegal pet, utility disconnection and non-payment of rent.

He paid the security deposit, pet deposit, and the first months rent right there on the spot, so everything seemed like it was working out.We started the lease in November 2012, which was stressful enough, however, the lease took us through December 2013 so we figured this was no big deal.

I have a plumbing business that's doing well so this is something that's more of a pet project than anything else.
