The reason is these sites have info. on closed sales, pending, back-up.

There is no mortgage pending.

I've found alot of good research on here about my pending scenario, but nothing quite fits exactly...Our situation: My wife and I purchased a brand new house (4bd/2.5br) three years ago with an FHA loan.

The pending Bill would increase the lending limit of this program from $18.75 billion to $23.5 billion.

This place went on sale in February and Zillow shows the history as "Pending Sale" and "Back in Market" the very next day.

So I planned to return the next day better prepared but checked it that morning and boom - PENDING.

If you are looking for an on-market, SFR or duplex close to the universities, there are better options (1, 2, 3) ... there are a couple I've been eyeing which have been on the market for a while and, pending upon answers I received to questions posed to City planning we may make an offer.  

If your savvy enough to find phone numbers, go to your county courthouse, reach out to pending foreclosures aka "Lis Pendens" or "notice of default".  

Thanks Fred, I plan on working with a realtor 100%, I just wasn't sure if a real estate agent would want to even work with me since I'm at least 6-8 months away from actually making my first offer on a property (pending financing approval of course).

read the forums and definitely ask before you jump as there are plenty of active members that will give you their 2 cents on a question/pending offer.
