I only have one STR I mostly do LTR but I know location and amenities are king. 

The distance has made me get smart about managing.But, I know the area since I have been going to the building a lot the last few years.

There are very successful STRs here, you just have to know the best areas to be profitable. 

I believe it to be a little Southern California hidden treasure for cashflow, mainly class C but if you know what you are doing its a really good option to invest locally in CA with decent returns.

I don't know what HELOC interest is (8 guessing), but I'm sure its much higher than a cd.
