So I’m my situation can I take 6k in losses (3k to offset my other 3k in gains and then 3k off my income) or does it not work that way and I can only accept 3k in losses It is important to note that if you have capital losses that exceed your capital gains in a given tax year, you may be able to carry forward the excess losses to offset capital gains in future tax years.

I am not a fan of excessive student loan debt  (think six figures with a degree in art history) but yours looks 1) manageable and at a reasonable level; 2) as stated above, it is very likely some of the lowest interest debt around; and 3) not sure it has been noted, but it is likely deductible, depending on your income level....so as the board says, the chance at appreciation, building equity, rent saving and more tax breaks as an owner occupant of a duplex, triplex or fourplex makes the investment win when you run the numbers over time.

My concern is if damage continues to happen I'm not sure if the security deposit will cover all the damages and am unsure how successful I would be in obtaining any additional money from the tenants to cover damages in excess of the security deposit.

Iv seen mega agents use these to guarantee themselves upwards of 3.5% commission on every deal, which I thought to be excessive.
