Day #4 Today we were really feeling the last 3 days of work and it was freezing with 25 mph winds so we spent some time trying to find a newer nicer fridge. 

A fridge that requires the shelves to be soaked and the bars pulled out, you can. 

Also changed out some door knobs, mulched the yard (curb appeal), put a door on the laundry area, changed out a garbage disposal, a/c filter, and a water filter for the fridge was about all we did.

The tenant does not speak English well so she called her DIL who explained that her husband (tenant's son) is an electrician and put the connections in.We provide the stove and fridge and my lease is VERY specific in that no extra appliances shall be added and no alterations to the property shall be made w/o our written consent.

I have one of those reverse osmosis systems in my house and recently the water from my sink spout and my fridge has gone down.

The fridge could be used to store human body parts.

Worst case scenario: Tenant didn't pay his utility bill and there are frozen pipes or a fridge full of spoiled food, some carpet is trashed, there are holes in walls and doors, and the place is full of pet hair, odor, and stains.

The apartment has a copper colored fridge that works.  

But, with respect to tenant turnover there has never been anything needed other then 20min to 30mins of wiping down counters and the fridge.

I saw a nice fridge for <$300!
