Mario - Taking a "paper loss" because of depreciation is typical from my perspective.

If annual cost for Florida is $2343 more than Nevada but appreciation out perform Nevada then it's a different perspective. 

fresh real-time data is ESSENTIAL if you want you and your investors to stay ahead of the curve and know trends before they are widely spread, which in turn will make your investors happy which will make you look like a safe bet in their eyes, so real time data is IT 

Obviously this is a great benefit, but I can't see any other benefit from a tax perspective.

#3 is the individual credible i.e. have they done what I want to do or have a unique perspective that will help me get to #1 faster?

As two veterans just starting out in real estate rental investing, our goal is to share our unique perspective and the key lessons we're learning along the way.
