It was in so-so shape, but full of about 2-3 feet of trash and stuff in every room and there were some odors coming through the closed windows I didn't really want to think too much about.

As long as your very clear on what you will do once you get the person to call, then I say no harm, no foul.

They made the laon based on risks of an individual, and a corporate entity can have additional risks that the lender did not underwrite in making the loan, so yes, if you change the composure of the loan, they can cry foul.
