Tell the PMC to screen *thoroughly* for quality tenants even if it takes a bit of time.

My belief is that you will be challenged to realize a 10% savings loan n your first effort and there is some chance it will cost more than if you used a GC.  

i have my tenants switch out their air filters 4 times a year at least

I think my first step is just to hit them back with a long list of questions trying to figure out why they are even interested and how it would make sense for them.
