Hi folks:  I'm from Los Angeles and also interested in investing in Kansas City; buy and hold, with an emphasis on cash flow.  

There are many of us that don't put a lot of emphasis on that formula.

Emphasis on 'couldn't ' as now I am figuring it out...;)

So until your weather warms up and dries out, it doesn't matter what the price is.I'd emphasis the river a little more strongly.

There is a growing middle class due in part from the growing emphasis on education and more job opportunities.

If you're looking for long-term buy and hold, I would also suggest College Station, Commerce and Denton, with particular emphasis on College Station. 

However, it was the best learning experience and I’m looking to get back into the game with an emphasis on MF buy/hold and eventually do SFH fix/flip.I’m here to learn as much as possible, and also network with the wonderful folks in the BP community.
