I would look into a fiber/cement fascia product similar to James Hardie, this product is incredibly durable but also can be difficult to install due to its weight and fragility - it is very brittle and requires a special blade to cut.

Because the house sits on cement blocks, not to mention the 1 bedroom addition is on 4x8 on edge, the center seam is showing plenty of water damage from leaks along, what I would guess, is nearly the entire center line.

I know it's different in other areas though.Also, obviously there are no inspections... so you don't know if there are appliances, whether the roof leaks, the AC works, they poured cement down the drains just to be a PITA, or what!
