Real Estate over last decade, seems to hold in similar proportion of asset price of about 3/4 of a %, that's to say rents at 3/4% of the market value price of real estate.

I suggest to use the 2% rule - your cost to setup asset protection and maintain it (you'll have initial costs and then additional overhead because of it, in a rough proportion on 75%/25% - e.g. let's say it costs you 3K to get the LLC structures in place, you should count an additional 1K annually in bookkeeping, CPA and lawyer costs to maintain it) should be less than 2% of your equity to protect (and again, using the 4K costs, that means you should have at least 200K in equity).

I have never completed the course but my 2 cents is this - As with any of these guru courses, you guaranteed can learn everything that he teaches in that course here on the BP forums, listening to podcasts, reading books, and networking with local wholesalers in your area.With that being said, what's nice about buying courses is that they package the information in a neat, compact, easy to digest way.So if you're looking to streamline your learning it might be a good plan to invest in the course.

You don't know for sure whether a market will appreciate or not, but you can see pretty clearly what will cashflow.On the flipside, the benefits for appreciation:1) Higher property values, meaning you can invest more $ with less properties acquired, less time spent buying/managing/maintaining.2) Maintenance costs, and sometimes taxes, are proportionally lower in a more expensive house. 10 new roofs on a $40k house will cost a lot more than 1 roof on a $400k house.3) Loans are easier to get and better interest rate.
