Make sure there are no local ordinances, or deed restrictions that may block your plan to subdivide.

I tried Craigslist & that failed, i tried job boards but keep getting blocked from posting, ive tried drop cards, knocking on doors, bandit signs, mailers, even facebook isnt working, nothing is.

I plan on purchasing mf in the downtowns of the cities surrounding Houston, mainly those with a more “Americana” type of feel( white picket fences, 4th of July block parties, neighbors worship together, founding families are still around and they let you know it, high walkability score, families are out on the street with neighbors, doors are unlocked.....)It is tough to comp certain property because they might be the only type (or one of the only two) AND some of these towns do not allow any more MF to go up, so the MF owners set the market.

One solution is to go big(ger) ... find yourself a small apartment block (10 - 20 units) which will be commercial financing - based upon the cashflow the business (aka property) and not your personal income.  

A triplex sold down the street for $285,000 and a duplex a block away is pending sale at $229,000, and researching what the rents are, both came in around 1% of the sale price.

They have all kinds of anti contractor rules (just kidding of course) about trailers blocking the road and stuff.
