In our case we were updating the outside of the property, but still wanted to blend with the neighborhood in general.

While I think it is extremely intelligent to form an LLC, you have to be careful that (1) a lender will give you leverage through the LLC, (2) if you already have a property under your name and your financing is under your own name, LLC conversion of ownership may not work that seamlessly.

An additional consideration is what the blended rate on your PA home woudl be with a refi, and compare that to the cost of the HELOC.

Something that has worked well for me before is a warm water and vinegar blend... then start scrubbin'! 

Also decide if you want to maximize cashflow no matter way, or you want a blend of cashflow and appreciation/equity build up. 

Working with a mortgage broker who is familiar with BRRRR, the fix and flip financing, as well as the perm financing knows how to make this process seamless and maximize the amount of cash you get out of your strategy.
