- Some tenants are to worried about you getting annoyed and kicking them out (and section 8 accepting landlords can be hard to find) so they might not want to bother you for small or big issues and that can hurt you later on when things are more expensive.

You can go there and ask any and all questions you have.It sounds like you are leaning towards continuing to run your own bookkeeping which I think makes sense considering you have a few properties and just started.Bookkeeping for rental properties, especially when rehabs are involved, is more complicated than most people like to believe.

Hey Derek, not sure if I'm qualified enough to answer this, as it sounds like you are trying to commercially lease to a bigger box assisted living facility/company, but you could consider:- Leaving the residential as residential, subdividing, and building to suit residential assisted living homes.
