But they don't need to pay more here as our area has always had strong rental demand, and some slowing would likely be a good thing as it's been nuts. 

Great post Mike, these fundamentals can be taken to any market.Understanding the traveler demand and needs, seeing where the market may be lacking (and avoiding where they are saturated), then catering to that market.

My concerns is how should I handle and dealth with the temants when they become very demanding in terms of fix/repair things. 

Demand for Midland will always be there, not sure on STR rules but if you're traveling regularly then STR it and get the tax benefits/utility from it but make sure you're not violating the occupancy stays.

I've seen a lot of demand for MTR bookings in a few areas.

Whenever I read someone say that these potential tenants are all unrealistic, they demand low prices or huge amenities, etc., it gives me pause.
