You have to use the special math genie program I have developed though to understand how to calculate the returns.

Some programs don't require first time buyer, just that you are making a sensible move for primary home ownership not as rental

When you apply for a home loan we only look at the monthly payment and on student loans we only hit you with .50% of the payment or in some cases if it is deferred for 12 months we can ignore it all together depending on the program you choose, for example; FHA, Fannie Mae, Portfolio etc.Another trick is if the installment loan on a car/vehicle only has (10) months of payments remaining or less we can "Omit" it all together.

I know there are a couple loans/programs like an FHA loan that are available to starters like me, but are there more options? 

The loan program I was offered is the Family Opportunity Mortgage.  

@Shaydon Childers   We do have a program that we will get an appraisal of the property as-is and lend 75% of that appraised value for well qualified borrowers.
