I see that cold calling, SEO marketing, text blasting and direct mail marketing is working with several of my investors.

Are all of your captions filled out with SEO wording: for example, do you allow dogs...show that.  

I know you can outsource much of the operations (online payments, answering phone, SEO) to management companies who specialize in self storage operations (https://www.storageunitsoftware.com/call-answering)...But how do folks recommend handling onsite physical tasks (ie: offline tenant rentals, showing units, stuck doors)?

1) Get a website.2) Allocate 1000 dollars to SEO, (and I do not mean hiring a SEO company)3) If you REALLY have to, buy cody sperber clever investor pancake or the one from Sean Terry4) Go through all the Investor Carrot tutorials (even if you do not get an Investor Carrot website)5) Spend up to 800 dollars on legal issues, (contracts, LLC, blah blah blah6) Spend 1000 on a list and 2000 on mailers.7) Pray to a God called MSOOTKAUG someone will call you.

There are companies that will obtain leads by PPC ( pay per click) and SEO (search engine optimization).

You can use tools like ahrefs, kwfinder, semrush or seo moz to help.Example: "[your city] vacation rentals"*Find comparable units already listed on vrbo, airbnb and flipkey.Look at their listings to get an idea of quality, size, occupancy rate and pricing.

Then set your budget based on those numbers. 2) While you do all that kind of infrastructure, get a website going right away, as this takes time (to rank).3) Once your site is set up right, while you do SEO for the long run, start manually drive traffic to your site.4) Depending on how much money you have, look into Direct Mail Marketing.

The SEO organically generated on this site many times ranks very high with the search engines.

When you initially got enrolled you wanted everything done-for-you, and you wanted to essentially sit back, collect deals effortlessly, and close deals while sleeping.

Thanks Shane, I will look at SEO strategies, and just see what costs are for that type of marketing but it sounds less promising than traditional direct mail.
