Bottom line is there is so much variation in the economy there (Coke, Sports, Airlines, Tech, Automotive, Movie Industry, etc.) and there is a continued growth with International business occurring there too, so I just see a lot of potential for the area in the years to come.

I'm very interested for a few reasons.1) Its local for me and from what I can see compared to other land in the area is a very good price2) The seller is not against doing seller financing which I'd likely take advantage of3) he's willing to do a partial trade for some high end "toys" I own (sports car, motorcycles, etc.)Before going any further I'll be researching the township's rules and regulations on billboards to get a better understanding.

We were/are in love with it however my husband works in sports and his job takes us all over the world and will continue to so for the long haul so for the foreseeable future this home is purely a rental for us.My house was the cheapest single family option there when I purchased it because there is barely any yard so it would still be considered the affordable single family home option there - a condo alternative - and sell for around 575k.

Hence the "capital" in capital gains as in capital equipment not inventory.So, yes flipping is an expensive sport from a taxation perspective.

Brian Zabowski ,I'd add a quote from a contractor, or if you plan on flipping yourself, a conservative flip estimate.If presenting in person (all of this seems obvious but these are the things I would do exactly): I would clean myself up as quickly as possible (fresh haircut and shave), in texas I'd wear starched jeans, a button down, boots, and a navy blue sport's coat.
