Hello @David Geiger, TI allowance is "Tenant Improvement" allowance that generally Land Lord gives to the new incoming tenant towards thier interior build-out expenses in order to setup the space prior to opening for business as part of lease negotiation.

We are in our mid 30’s, I am a licensed plumber and handy in other areas and she is really good at interior design/staging.

Do you notice interior issues in the house?

Depending on location and interior/curb appeal it may also attract higher quality tenants.

They don't account for view or interior finishes.

I have had some tenants after 2 years require a full interior paint and new carpet in some rooms. 

We replaced the entire septic systems, rehabbed the cottage with windows, doors, roof repair, exterior paint, interior original wood floors refinished, some LVP added where needed, complete kitchen replacement.

I then removed interior wall separating living room from kitchen and installed supporting beam.

It makes my insurance complicated because I need to inherit HOA master insurance policy from the builder and buy 2 other HO3 policies each to cover interior of each unit.
