I have a finance background, but I would assume it would be even more valuable to someone who specialized elsewhere and didn't learn a lot of the finance-specific basics in school (engineer, doctor, lawyer, etc.).

I read and signed all contracts, included my Addendum stating I have the right to wholesale and forwarded a Proof of Funds letter received by a lender.Today, I received an answer from seller that there is another offer very close to mine and seller will like a final offer.

The lack of formality is probably just a Bay Area thing, informality and inclusiveness... we don't wear suits to job interviews (I'm a finance professional and own exactly 1 suit, where else but the Bay Area would that be acceptable?)

Once there is a final commitment order the appraisal and environmental but keep the next one or two best lenders in the loop in case your first choice cannot close and make sure they accept appraisals from appraiser that is chosen.

I go over key things they need to know -- probably only partially retained -- and try to leave with a final word, e.g. this apartment lease is exactly like a car lease.
